You love the location; the shell is structurally sound; but the interior is dated, needs new wiring, plumbing and is on the verge of bankrupting you from a heating standpoint.
All too often the homeowner tries to renovate within the existing finishes of the home. The advantages of a total interior RENO are often an immediate return on your investment in terms of property value.

A family located in the BEACH was informed by their insurer that the old knob and tube wiring in their newly purchased home was a safety hazard and that in order to obtain insurance coverage, it needed to be replaced.
After weighing up the options of
trying to replace the old wiring within the existing finishes of the home,
galvanized water lines that were found hidden within the plaster walls,
an inefficient and expensive heating system, and
limitations on the outcome of any retrofit, the family became a Trusted Trades Client and chose to proceed with a total interior RENO.

With our help they hired an Architect/Designer who inspected the premises, listened to their likes and dislikes, made recommendations and drew up plans ready for a building permit application.

Whilst the plans were being drafted, the interior of the home was gutted. This allowed for a review of the proposed remodeling and an opportunity for modifications. The plans were finalized and submitted for approval to the Building Department. Receipt of the Building Permit allowed for the remodeling of the home to proceed.

The original home was purchased for $670,000; the total interior RENO cost just under $200,000; the newly renovated property value was assessed at well over one million dollars.

The project photos show the chronological order of construction from the tear out, framing, rough in of the electrical, heating and plumbing, the installation of new windows, stairs, insulation, drywall, doors, trim, cabinets, floor finishes and painting plus the final post construction clean up readying the home for occupancy.
Tear Out
Removal and disposal of all interior finishes taking the structure back to the original shell. Items removed include cabinets, fixtures, fittings, plaster, wood lath, grounds, doors, trim and floor finishes.
Framing
The installation of perimeter tar paper and wall framing designed to carry insulation, assessment of structural framing to meet present day code and the moving of interior partition walls, all in accordance with the architectural plans and demands of the building department.
 
Electrical, Heating & Plumbing Rough In
Electrical, heating and plumbing up-grades and rough in to meet present day code. The open shell also affords the opportunity to rough in for telephone lines, cable television, the internet, security system, intercom system, surround sound etc.
Insulation
Installation of insulation and vapour barrier to attic ceilings and exterior walls for better energy efficiency. The opportunity also exists to install sound proof insulation to chosen interior walls or ceiling cavity's.
Drywall
Installation of drywall to the ceilings and walls throughout the home ready for taping and finishing. Up-grading of tub or shower enclosure walls to masonry board. If the budget will allow, consider upgrading to blue board and plaster for a stronger, better finish.
Windows
Replacement of the windows and exterior doors for better energy efficiency.
Doors/Trim
Installation of chosen interior doors and woodwork. Upgrading of the trim to include larger profile baseboard and casing, the addition of back band and/or cornice mould can add that custom touch.
Cabinets
The cost of Kitchen cabinets can vary tremendously. Builder's quality would average $, Better quality $ and custom $ and up. Better quality Kitchens and Bathrooms can add thousands to the value of a home.
Ceramic
Install the ceramic tile properly. Unless the old floors are solid and level you'll need a concrete base rather than a scratch coat. Buy the right ceramic tile for the location. Ask the ceramic trade for advice on what kind of tile to pick.
Painting
The trick to painting is in the initial preparation, caulking, sanding and priming. This done properly the painting is the easy part. The right choice of colours, be it paint, drapes, floor covering etc. can make or break the finished product. Consider hiring the services of a good interior decorator to assist you in your decisions.
Floor Coverings
Installation of chosen floor coverings. Be practical and make sure that the products that you choose suit your lifestyle. Once again, consider hiring the services of a good interior decorator to assist you in your decisions.
Installation of Fixtures and Fittings
Trade service calls to install electrical, heating and plumbing fixtures and fittings.
On-going and Post Construction Clean Up
The good contractor keeps on top of their trades to ensure a clean work site. At the end of the job a professional clean up of the dwelling is essential preparatory to occupancy.
Choosing a bona fide Contracting Company, and doing the project right the first time, can ultimately save thousands of dollars, not to mention grief and disappointment (See: - How to choose a Contractor).
